Area Real Estate Manager – Burnaby Head Office

How would you like to work for the #1 quick service restaurant operation in the world? We currently have a position available in the Burnaby Real Estate Department for an Area Real Estate Manager. This role would be accountable within an assigned geographical area to optimize the Real Estate portfolio for all new site development, relocations, rebuild and existing Real Estate assets. Key customers include the, Regional Vice President, Development Vice President, Senior Director – National Restaurant Development, Regional Director – Restaurant Development, Senior Regional Real Estate Manager, Owner/Operators and Regional Staff.


Job Description:

In addition to following McDonald’s policies and procedures, principle accountabilities include, but are not limited to:

Relationships

  • Fosters the Development Team approach within the Region.
  • Develops and utilizes a brokerage network and outside consultants.
  • Maintains working relationships and is the Real Estate resource for Owner/Operators and other Regional Staff within their assigned geographical area.
  • Cultivates and promotes working relationships with other McDonald’s departments, alliance partners and other outside organizations.

Development Plan Execution

  • With their Construction partner, creates, manages, and executes the Development Plan to meet portfolio returns with the Development Team within their assigned geographic area.
  • Communicates and implements Corporate policies and procedures.
  • Ensures quality control standards for Real Estate transactions (cost, time, location, economics, market needs, and deal quality, etc.).
  • Monitors and controls the flow of Real Estate transactions by coordinating the efforts of others (brokers, attorneys, consultants, government agencies, etc.).
  • Negotiates terms and conditions of Real Estate agreements.
  • Assembles and presents site packages.
  • Works with Construction department to secure all required approvals.

Site Development Planning

  • Optimizes the site development processes.
  • Ensures best location/best value for all real estate acquisitions and reinvestments.
  • With their Construction partner, actively participates in the development and implementation of the P.M.O. process within development, and contributes to the Vision Plan for the Region.
  • Manages personal G & A expenditures relative to budget.
  • Aligns goals and objectives with the Department, Regional, Division and Corporate strategies.

Real Estate Assets

  • May manage Real Estate assets within their assigned geographical area to maximize returns (reacquisitions, value of leases, development projects, condemnations, and excess property, etc.).

Reinvestment/Reimaging

  • Provides targeted marketplace analysis and customer knowledge to make recommendations for specific elements of reinvestment /reimaging plans (e.g., seating, LSM, exterior enhancements, drive-thru, capacities, branding)

Additional qualifications:

  • A minimum of 5-7 years Commercial Real Estate experience working with a prominent QSR in site selection and unit acquisition, and possessing excellent negotiation skills
  • Excellent verbal, written and telephone communication skills
  • Exceptional multi-tasking skills
  • Outgoing and friendly personality
  • Good judgment and the ability to work independently
